I want to know the seasoning period for a dscr for me not to be considered a new or first time investor. I close on the 24th but would like to buy my next property asap. I really don’t want to wait a year and hope I can get a dscr sooner looked at as a seasoned investor. I got a duplex 120k

Hello everyone. I have done a lot of research on areas to invest and I really like Wichita, KS. I would like to know other investor opinions, how you like investing, especially if you are out of state investors as I would fall in that category. From my research, I know I need to be pre-approved, have a realtor, and consult a property manager on the likelihood of the area being rented. I'm super interested and very open to learning from everyone. I was thinking to get my feet wet I should buy a single-family home that rents well enough to make sense. Make my mistakes, learn what I need to, and move on to the next rental.

I want to know the perks of investing. I need a realtor, a lender, and property manager to consult with. I’d like to be an out of state investor. I really want something that cashflows 200-450 a month. I just know to really learn I need to pull the trigger and jump into this. I want to be informed and start right

Looking mostly to connect with people in the community here in bigger pockets. Topeka and Wichita peaked my interest as I’m finding low priced properties with good rental margins.
