@Aleksander Dabrowski I used the lease twice and found it very easy. I don't think it lacks anything really. Keep in mind I am a Realtor and have access to other forms.

I think you know the answer to the question already. I would definitely do it, there aren't many great investments around anymore. If your numbers work and you've done your math and the only think holding you back is your emotions, go for it and don't look back.  Good luck to you.

Interview a few brokerages.  Be aware that any agent with a big brokerage will most likely get a referral fee or will be your "sponsor" and will financially benefit if you join.  I've seen some agents focus on recruiting more than selling, but to be honest joining a big brokerage at first might be your best bet.  When you get some deals under your belt reconsider and choose what best fits your goals at that time.

@Daniel James Moser The reason you are encountering the "must-have Illinois state license" is that you may be asked to perform tasks that require a license.  It's really up to you to decide which brokerage you plan to join. I'd suggest you interview at least 2, then you can decide if you're both a good match.   To answer your question, I got my role as an individual agent, I did not want to join a team and still don't plan on joining one.  As a new agent I'd recommend finding a brokerage that has good training and support, don't focus on the split yet.  After you gain a year or two worth of experience you can re-evaluate if your current brokerage is still a good fit.

@Edmond Dantes  Reach out to a real estate attorney.  The title insurance should cover this, that's the whole point of it.  

Below some answers to your questions

3) I am assuming that they can't delete a foreclosure record on the property, it will show as dismissed but the record will stay with the parcel.

4) The title insurance and your ALTA statement should say that the previous mortgage was paid, if it doesn't then the title insurance did not do their job.
