I'd suggest that its not "what you offer" that makes it more or less "passive" in nature but instead its a factor how "how you offer it".  What you say here is accurate relative to "how things are normally done" but I own and operate properties that fall into both of these categories.  With the right systems in place, they are equally 'hands off" for me. My most recent project is a hybrid of the two models you mention above.  We've got every thing from 25 square feet to 2000 square feet in one building!
