I have two properties in Birmingham AL area. Have just fired my old property manager, and hired another. He told me he had some leads on some properties.

Money.

I used to live in San Jose. Currently living in South Carolina. I have bought 5 properties turnkey, with mixed results It has been a learning experience. I have two properties in SC (bought before I moved here) 1 in Indianapolis, and 2 in Alabama. AL properties have the lowest taxes, and the best return. I have recently hired a new property manager. I was also visiting some friends recently, in Salem OR. They are purchasing new units, for 200k, and renting them for 2k/month. The sold a rental in San Jose, and had 45 days to  do a 1031 exchange. I am looking to rehab some properties, and have teamed up with somebody here locally. We could probably help you do your rehabs. He is currently working on rehabs in Charlotte, and Columbia.

just suffered a huge loss, investing in notes. Have little to work with. 

can you help a newbie investor find funding, and show me how to locate such deals? I had invested $400,000 in promissory notes, pretty much all my wife and I had. They were supposed to be short term, and afterwards, we were going to continue buying SFH. Make a long story short, the investment was a scam, (you can find some info here, or Google EquityBuild )and now I am trying to come out of retirement to make a full time income, which isn't working too well.

We are desperate. Foolishly, I strong armed my wife into agreeing to mortgage our primary home, in order to have more to invest. Now, it’s all at risk. You make this sound so easy. 

I wish I had been looking here.  :-(

Yes, I got scammed too. Shame on you people who take pleasure in it
