Post: Using $135K equity from one home to purchase 2 or three additional investment homes

My question is - does this make sense, and has anyone done something similar?  Or is it a bad idea with a lot of risk?

 Hi Jose, I agree with the other comments on this post but something extremely important the banks taken into account is the reserves. Typically when purchasing investments, it's extremely beneficial to have at least 6 months of reserves on hand in case of emergencies.

Hi Thomas, it's pretty hard to give you a solid answer due to rising insurance costs and rates (which have begun to decline for the 3rd month straight). My best advice is find a market your comfortable with due to the fact that a market that's experiencing a high appreciation and cash flow trend right now may not do so after this inflation of property values. Depending on where you are, cash flow is somewhat harder to find, especially cash flow you can be comfortable with. Here in San Diego you'd be lucky to make $100 profit after expenses on an investment simply due the outrageous demand here. That's just my opinion though!

Typically usury laws are applied towards banks, I don't know much about it relating to a person your getting your money from. I'm not a lawyer so my best idea is to speak with one if possible unless someone else confidently can answer that for you

No you need to be a licensed realtor to get access to the MLS, you can only list FSBO on webistes like Zillow and FSBO, etc...

 Evict, Evict, Evict, this is just red flags all around, especially in this economy. Just takes the person to get fired and it'll cause a prolonged problem in court, especially here in San Diego
