Welcome, Durham has a lot of options.

Normally ACV is going to give you a deprecated value. For example you have a 10 year old roof with damage and it cost 5k to replace, ACV may pay $1,000. Replacement would cover the full cost. I would shop around some more.

I am looking at the same thing. My lender offered me 20% down on buying two properties in an llc. But the offer is 20 year with 5 year balloon. Seems good but who knows what will happen in 5 years. Should I look at putting in personal name with 30 year fixed? I am trying to get more out of my personal credit so I can buy more and show less personal debt.
