We've started to put a posting on the house itself, taped to an inside window on yellow paper, that states info on the listing and who to contact to inquire about it. This way when the scammer says to drive by the house first because they are not in town, they will see the posting in the window.

@Matt Mcnulty yes you would be operating "legally" if you had a license. Though technically going this route, all monies made would have to be paid directly to your broker and then from your broker to you.  As a side note though, there are a ton of investors in the area that are wholesaling and assigning contracts that are not licensed.

Definitely make sure the agreement states its only for properties that agent introduces to you like @Kyle Godbout mentioned.

No matter how you spin it (i.e. selling/assigning a contract) according to the NE real estate commission you need to be on title to a property in order to make money off of it, otherwise you have to have a license. I’ve had really in depth conversations with Greg Lemon the head of the real estate commission about it. Even if attorneys tell you otherwise, the commission is the judge and jury and dictate legally what you can/can’t do.

@Stephen Sykes- great share, thanks!  What lender did you end up going through?  Also how do you find out if a building qualifies for any historic tax credits?

@April Griffith- one of my tenants in Omaha didn't scoop probably a 20' sidewalk and city came out and took care of it and charged $1200.  Not sure how its even legal, but they get away with it somehow.

I would avoid DVG at all cost.  Worst and most unethical company I've ever dealt with in my life. If you ask around a bit, many other investors in the community would say the same thing.
