I wondering on how to find cash buyers in a different market that’s an hour or 2 away from where I live.

I live in Round Rock Tx and I'm getting into the temple tx market the drive from where I live is roughly an hour 30. Is there a more efficient way to find cash buyers in that area or do I just suck it up and drive out to REI meet ups?

I'm a new investor seeking to build relationships with fellow investors in Round Rock/Austin area. At the moment I have been taking action driving for dollars, I've came across some distressed homes that are absentee owners. Right now I'm having trouble analyzing comps in order to get the most accurate price of ARV. Anyone in the area willing to share advice that would be great!

@Blake Garcia thanks for your advice man, I’d plan on making 2-5k on this deal, I’m going to skip trace the owner because cold calling is a must practice! Any tips on cold calling btw?

@Blake Garcia from the outside looking in I’d say roughly 10-15k. However I’m no contractor so I don’t want to give out a false number.

I’m eager on getting my first deal, with that being said is trying to wholesale a home that’s worth 50-75k worth trying to get into contact with the seller? Will I be wasting their time as well as mine?

@Barry Pekin I recently joined a REI group, so hopefully I can build a network with these people build a buyers list. What kind of questions do I ask other investors? Though I'm very new to this I don't want to come off strong and be that annoying newbie lol
