I would say try Facebook market local groups and other mid term rentals for people who are looking to stay for 3 to 6 months due to insurance claims. At last you can reach out to you county and get a section 8 tenants. I fired my property manger in 2 months after they did not perform to my standards. You can find bunch of mid term rental websites like Ale, Alacrity Insurance Solutions to market your property. 

I use Avail for all my properties, and it has a dedicated section for tracking maintenance and expenses. After completing any maintenance work, I enter the amount spent and attach the receipt to the transaction. This keeps everything organized, and I can easily export all the reports to an Excel sheet. It’s very helpful and free to use, allowing me to track maintenance, rent, mortgage payments, and all personal expenses related to my rentals.

@Amanda G. I use niche website. It tells you each zipcode with its class. Also you can use reventure website that shows you market data by zip code and counties. You will know the current market rent in the area, population growth and house values. Spot crime can also show you recent crimes reported in a given zipcode. Hope this helps.

I live in New Jersey and recently purchased a duplex in Columbus, Ohio, with my realtor managing everything remotely, including inspections and virtual tours. Initially, the property was managed by a company that charged high fees, affecting my cash flow. I opted to remove them and manage the property myself, utilizing platforms like Facebook Marketplace to find contractors. This decision has significantly improved my cash flow and allowed me to save money. I'm open to answering questions for anyone interested in out-of-state investing. 😀

As of October 2024, I am excited to share my journey in real estate. After getting married in 2023 and navigating wedding expenses, I finally committed to my real estate aspirations. I purchased my first rental single-family home in North Carolina, which quickly introduced me to the benefits of passive income.

Encouraged by this initial success, I acquired a duplex in Columbus, Ohio, followed by a townhouse and another single-family home in North Carolina, all within a span of a few months. Closing four properties in less than a year exceeded my expectations, especially considering my initial hesitations.

I am continuously learning about different markets and strategies, and I’m grateful to have gained enough knowledge that others are now seeking my advice. I feel truly blessed to be on this journey.

I am looking to invest in a rental property in SC it could be commercial or residential. I would like to know which are the best zipcodes to invest in and how is the rental market ion the area. Any help or guidance would be appreciated. Budget is 300K.

I am a new investor and still working to get a good deal. I had a fear of investing out of state. Being in NJ, I came across lots of challenges from rent control to the entire eviction process that NJ has. The other thing that I noticed was after making an offer on over priced houses in NJ, the appraisal came way below the listing price which costs you extra money out of pocket. I read a lot about it and I decided to look into NC where the taxes are cheaper and rent are some what decent in certain areas. I was quickly able to cut down on HOA costs since I was able to afford SFH easily there compared to NJ. NC has no rent control and long term tenants are not that hard to find since people are moving from bigger cities to more relax wfh life styles.

I am looking into purchasing a SFH in Hope mills, NC (Fayetteville area). How is the rental market in this area. I know there is a fort bragg which is brining lots of military folks in to this town and has very high rent to owner ratio. Cost of living is cheap and the SFH are being sold are in a decent price range as well. Let me know, if you have suggestions for me.

Thank you @Joe Norman and @Kevin Manafi. I will definitely look into those areas. HOAs are including the roofing, snow removal and trash rest will be on me. Also, is it good to have a property management on board or is it something can be down by myself. I live about 30mins away from the condo and I also work full time. Also, would you suggest using professional firms to do the hiring process or should I do on my own to save money? Thank you for all your assistance!
