Hello and Happy Monday!
Our management company was wondering if anyone has found a way to host matterport tours on their own servers, rather than paying matterport monthly to do so? Any help would be appreciated!

Hello Ralph! Welcome to the Florida Market! I am a Regional Manager for our Property Management Company in Gainesville and we have found great success here. It is perceived as a College town and of course has much of that demographic, but the University and Shands Hospital provide a great deal of young professionals looking for quality housing as well!

I used IFREC and was very happy with them! A bunch of the people in my company used either IFREC or Climber!

Hello Diana!

I do not know too much about the market in detail, however, my mother just moved to PSL and it is wonderful there! Everything is fairly close together, great schools, new developments, and much less expensive than the nearby alternatives. They moved there because Jupiter/Jupiter Farms was way too pricy to rent anymore. I would say this is a great idea as people will likely be migrating to Stuart and PSL with the rising prices.

Hello Nick!

That is so exciting that you are going through with the FHA 203K renovation loan process! I just did this for my first home a little under 2 years ago and I had NO CLUE what I was doing and it was a ton of work! As they said above, no such thing as an FHA approved contractor, however, I would see if your 203K HUD consultant can refer anyone. If not, just look around for someone that can do the entire scope of work you have to have completed. Where we moved was such a remote area and there was not many places that would travel that far but we found one company that was able to complete all of the work. One thing you do not want to have to deal with is having to coordinate different contractors! Hope this is helpful and that you have success!

Hello Jack! Our management company has properties in Orlando and Gainesville but not Tallahassee. However, between the 2 regions, Gainesville has proven to provide great cash flow! During the midst of Covid when we were all worried about rent collection,  the Gainesville properties had some of the lowest delinquency are company has ever seen on a normal day. It is perceived as a college town and although there are of course many students (although we do not have any "student housing" properties) there are a great deal of large employers in the area, including the hospital. This creates a lot of well paid people looking for nice housing! I hope this helps!
