@Anna Watkins We live in 30033 so will be potentially affected by LaVisa Hills. I'm not interested -- too much uncertainty and lack of transparency. Greenhaven isn't exactly the same, but the bottom line is, any city created within DeKalb County is still part of the county and will rely on and pay for county resources. Too convoluted, and it does nothing for fixing the problems in the county. 30033, 30032, and 30034 could be affected by various cityhood efforts.

@Aaron McGinnis I found a flip that I think will work in 30032. Came across this thread...I'm looking for a contractor to help with an estimate and hopefully to hire for the project.

I agree -- country chic or modern farmhouse is a good look to go for when painting paneling. The money you save by painting can go toward nicer fixtures that get the look right.

I'm in Atlanta. Though I'm very new to investing, I can tell you anecdotally that property values near our new "Beltline" path and proposed light rail are soaring.

30032 and 30034 (south DeKalb County/unincorporated Decatur) has a lot of what you're looking for, too.

This is great info! My fiance' and I are ready for our first investment in 30032. We've been looking at Belvedere and White Oak in particular. We're hoping to find something under $60k as a good first flip! Thanks for all of the insight.
