28273 has a lot going on and properties move pretty quick here. You have easy access to both 77 and 485. Like Wylie isn't too far and we have the premium outlets. I've been looking in 28273 a lot recently as well but the numbers just didn't ever work for me. But if it did I would absolutely jump on it. Congrats on your first deal.

did you factor in vacancy and repairs ? If you post up numbers .. E.g. Purchase price , potential rent, re tax , repairs needed we could go through it . On a 30 year fixed, at 4.5% your monthly principal and interest on every 30k is about 150 a month. So if you buy a 100k home and finance 60k of it principal and interest would be about 300 a month. Add in tax, insurance, mgmt fees , hoa fees vacancy fees maintenance costs and subtract that total from rent.

Having personally been there I can tell you it's a nice place and run by some smart guys. Really taking advantage of the huge craft beer scene here in Charlotte. Since this topic got a good amount of interest I would be open to meeting up if anyone is available next saturday the 14th if @Dave Hurt is wanting up back. @Troy Knight held a great meetup here and I know we had a good show of people including @Don Harris @Jasmine S. etc. I propose a saturday afternoon because I know from going to @Nasar Elarabi 's meetup weekends pull a lot of people especially non charlotte people. Maybe even @Joel Owens can make it up and local guys like @Account Closed  will swing by. I know last time we did a saturday meeting a few of us actually went and looked at some properties. I'm open to doing that again and its a great way to get some business done while people are in town.

welcome to the site man, good to see you on here. There is a ton of great information on this site and feel free to ask questions. let's catch up soon.

Keep us updated on your search. I am in this market as well and use two separate companies. It is super tough to find anyone to care as much as you. Also, as Joel mentions, neighborhoods make a huge difference for many pm's. I look for people with good systems in place and someone that has a team. So if they go on vacation it's not like my tenants have no one to reach out to. What I've seen and bp has articles about this is the single manager who is amazing at what he does. But then grows large quick because of how good they are but doesnt build a team and therefore has less and less time to handle your stuff. Pm me if you want to chat more.
