There is a ton of stuff on this site and the best part of the experience of so many investors in one place. I know I've learned a lot on here.

Welcome to Biggerpockets! We look forward to seeing you around.

Hey Debbie and welcome to Biggerpockets! Good luck on the hard money. I am not sure what the minimum loan amount is, but Brookview Financial seems to have a great program. You should check them out!

Again, welcome to biggerpockets!

Great question. As a realtor/birddog/investor, I don't have a problem with low-balling on a regular basis, but don't think it's always the answer. I think it's important to know the value of a property and what margin of profit you need to make and then to make offers on the properties that make the best sense for you within the established parameters.

The number of offers you make isn't nearly as important as the quality of them and whether you get responses or not. If your realtor/birddog is sending you tons of properties, then one or both of you need to narrow down the search and begin searching for more specific deals.

This means you won't be making as many offers, you'll be keeping your realtor/birddog happier and you'll be making better offers because it makes sense to offer more sometimes to ensure that you get the deal.

Welcome to biggerpockets! Good luck with flipping! This is a great place to learn from other investors and I'm sure you'll make some great contacts and find some great opportunities if you give it some time.

Make your way around and get involved in some of the discussions. You'll find that the word "flipping" is the norm here.
