@Hunter Estess....I know of a few that will lend for a personal resident or as a first time home buyer, doubt very much if they will lend to a "RE business"

These grants are only for first time home buyers,but if you find a multi  you can afford it can work. Please keep in mind that you have to live in the property for a period of 10yrs or you have to pay all that money back.

@Lorin K.....not sure how many offers were made on the property, but since i was representing myself, the seller agent choose to work with me as i was putting 20% down.

I know how agents and commission work and they prefer not to share their commission, so i used that to my advantage.

@Jamel Williams....I found the "deal" on my own, just being persistence on the internet  every single day. It took me two years to find something i could afford on my own and during that time my interest rate went up from 3.1% to 3.5%.

As you know in NYC, the prices of the homes are crazy, i went to an open house this week on my block and the asking price was $470K with no driveway and backyard, it was pack with people.
