Good Morning BP Community, 

There is a rundown commercial property in my local downtown that I want to buy so badly, I literally want to drive to the owners house and knock on his door. 

I feel like this could be a big turn off and come off as too aggressive/confrontational. I also do not have the financing in place to do the deal and would be interested in pursuing seller financing with the seller as the building requires additional capital investment. 

Has the community had any success with this strategy? Any advice would be sincerely appreciated.

Multi Family Millions by David Lindahl! I've helped source multifamily deals for clients and they've recommended this book several times. I have personally yet to read it however.

@Joel Owens I agree that a broker should have valuable knowledge and experience in whatever asset class they are assisting an investor with, however, my question is where (aside from Bigger Pockets) is the place to talk about and spread your knowledge? And how are prospective buyers supposed to see/ find that knowledge? 

Honest question as I would be interested to know myself.

It may be a good idea to get renderings for what the space COULD look like to paint the picture for potential tenants of what THEY can make the space into with some reasonable investment. Sometimes it's hard for people to visualize how a space can be transformed when it's in shell condition.

You can also try listing the property for lease on Loopnet yourself. It's often very easy to negotiate small leases like that since the consideration isn't very high. CRE brokers are likely to not spend much time on it given the commission will be small.

I also agree with @Karl Dowden that attending events of that nature and talking about what you have available can be a good option, albeit not an immediate solution.
