Thanks Matthew for this story, it's so cool to see it done and I really am grateful that you broke it down.  Thank you for your service as well :)

@Ron S. Thank you for your response.  I'm not familiar with short sale yet, but in the future if there was more time, would I just take the loan over with the lender or would be like me financing it and putting a down-payment on it?

@Lawrence Robinson Thanks for responding.  I am learning that as I go along, and I will be attending some later on this month :) I've got a long ways to go, but one day at a time and one lesson.

@Sarah Ziehr Thank you for responding.  I thought it would be good practice just to go through the steps of what I needed to do to learn about this process.

Hello BP,

I'm still learning and trying to figure things out.  I saw this property that will be Auctioned on February 23.  Does this mean that it is in the Pre-Foreclosure state?  Can the property be bought before the auction date?  Would I have to pay the starting bid price for it, if it can be bought before the auction?  Would I contact the trustee or the owner?

I'd appreciate any advice.  Especially if I'm missing steps. :)

@Bao Huynh I'm looking in parts of the San Fernando valley area. I've just started looking on some of the MLS sites. How long did it take you to buy your first property?
