Hi @Tina Lee,

Union City does have some pretty restrictive rent control measures, and it can be confusing for people to find out whether their property currently is under rent control or should be. Union City has a Rent Control office within City Hall, so you can call and talk to them with any questions. They also have more information about the ordinance(s): http://www.ucnj.com/Page/rent-...

Hi @Seher Taskent, the decision on whether to invest in a condo or single-fam residential really comes down to your investment objectives and what you are looking for--is cash flow more important to you, equity & appreciation, or a balance of both? Based on your post, it seems that you definitely value the equity and appreciation that comes with updating a single-family and doing a cash-out refi if possible. 

I'm an investor and investor-agent born and raised in Northern NJ (suburbs), and I can say that you definitely would be surprised at the rents single-family homes can get, especially today. If you put out a quality product, people will pay for it.

Hi @Jabran Sadiq, as JD stated above, these questions would be covered under New Jersey Landlord/Tenant laws. More specifically, they would fall under the "Abandonment" clause in most leases. I would always recommend consulting a qualified attorney for more complex Landlord/Tenant issues so that you can have peace of mind in knowing that you are following the correct procedures.

Hi All,

I'm an investor and Realtor® born and raised in North Jersey, and have lived here my whole life. I'm currently in the process of getting my FL real estate license and laying down the infrastructure to invest in Tampa (I plan to split my time between NJ and Tampa for the near future). Looking to start building my Florida network with investor-agents, contractors, lenders, brokers, attorneys, and fellow like-minded individuals investing in the Tampa, St. Pete, and Clearwater metro areas.

Hi @Sylwia Leczycka,

As a landlord and as a one-time tenant, I have both paid my rent with and received my rent with Venmo, Cash app, Zelle and other payment services. I haven't ever faced an issue with it--the convenience is obviously quite nice, and the fact that the transaction is automatically documented and serves as a receipt for both parties is a plus.

With that said, there are of course always tax, security, and other implications to take into account like people above have mentioned.

If you are just looking for a convenient, online or remote way to collect rent, there are plenty of platforms for that built specifically for landlords.
