Hello BP community!

I am relocating to Columbus, Ohio and will be purchasing a home in a few months with a friend of mine. Combined, our income will disqualify us for most lending assistance programs. We are still looking to get the best lending deal for our home purchase. 

If you know a great lender or mortgage broker in central Ohio, I'd love to get connected with them!

Hmm it does seem a bit fishy that he wants to save but then spend $3600/month in rent for just himself? Idk though, I would definitely ask to see a bank statement for proof of funds at the least. I have rented to a person like this who had credit 800+ and she has been perfect, but also only a $1500/month rent. Good luck!

Lol'd at the "bathtub needs new caulk" sentiment! Hahaha so true. 

When I was looking at places to buy before I was an agent/PM myself, I got frustrated with agents not understanding that I was looking for a good deal, not just a nice place. Something where the numbers made sense and I wasn't overspending, while being able to successfully rent it out in the future and have it serve as a nice income property. I probably didn't do a great job myself expressing this though being young and an amateur. 

I think as an agent, if you want to work with investors, you need to practice analyzing properties for both purchase price and market rent. You also need to communicate with the investor on what their goals are for cash flow, cap rate, long-term appreciation, etc. to really hone in on what they are looking for. It takes time and effort, but should be worth it if you establish a good relationship with an investor doing multiple deals!

Hey, Cameron! That's exciting, all of the areas you mentioned have great perks! 

Mostly, I'd agree with what others have already stated. I personally love Denver because there is a lot of variety with real estate neighborhoods in the metro area. Steamboat is beautiful, but definitely touristy. Boulder is also great, probably more student-life friendly, but not as investor friendly. Colorado Springs would be an option too, still close to the fun things Colorado has to offer, but a bit more approachable cost.

Hey, Jay! Welcome to BP and congrats on the salary improvement! That is definitely exciting :D 

Denver is expensive, but if you truly like the area I wouldn't necessarily leave. The demand for rental housing is great, and real estate should continue to appreciate strongly! 

That being said, if you are tired of Denver there are lots of other great markets to explore! I do agree with Drew that Columbus is a fun place. I also have some friends in Charlotte, NC that love it there! Take some time to think about what you want out of your home location. 

If you end up staying in Denver and need help with finding tenants, I'd be happy to help! I'm a property manager as well as a realtor here, so don't be afraid to reach out if you have questions or want a second set of eyes to look over an investment property before putting in an offer! Good luck!

Hey, Staci!

I went to Ohio State and lived in Columbus from 2009-2016. I loved every minute of it there, Columbus has a great atmosphere! 

I don't currently know any agents there, but there are a lot of nice neighborhoods. Are you looking in downtown Columbus, or student housing, or suburbs?
