I am interested in transitioning into the so cal market. I wanted to network with other investors about the market in that area! Any pointers, locations to avoid, what strategies are working in that market etc... I am from the Midwest and we are an entirely different market then what is out there.

I own 24% of an apartment building with a mortgage on it. I want to cash in my ownership in the building. I need to know what I can ask for for a price to buy me out.

I have no idea how to calculate that number.
Building is worth 625,000 and I own 24%

I am hoping to collect the 150k that is 24% of the total value, but I am sure that it will be more like 24% of whatever the equity is in the building.

Any help or info would be appreciated.

I have the experience, need to network and try to learn where to invest and where to stay away from. Don't know the metro well and I am only slightly becoming familiar with the pricing structure.

Those things would be helpful.

Owner doesnt want it on the mls. 

Most permits in the area have been pulled by the national guys. 

Anyone in MN have any suggestions?

I looked at the builders association, got some names from that. 

I would love to sell it!

Hello,

I have recently been given the opportunity to sell some parcels of land for sellers. I am not sure the best route to go when marketing to the national builders. I have emailed them, but they say it could take a couple of days to get back to me.

I have a 6 acre parcel on a lake, a 4 acre parcel on a lake, and a huge parcel that would need to be taken on by a bigger developer. I have reached out to local sources to find the connections I need to make, but does anyone on here have some input as to how to get in front of these guys to share the opportunity? The sellers don't want me listing them on the regular MLS because they say they don't want the "vultures" coming out of the woodwork and lowballing them (although the price I got them to agree to was within the market ranges for their respective areas). I could use a little help figuring out where to look and who to talk to.

Would like to find a probate list source or a person to put the data together. Where do you guys go to find that information. I haven't found a really good source for a well scrunbed list.

Finding seller financed deals is easy if you are willing to put the work in. I wouldnt suggest starting with a list source that compiles free and clear non-owner occupied properties. Then start mailing to them! You'll get calls and all you have tk do is ask if they would take payments. You can also look on craigslist at the rentals and ask them landlords if they would be willing to sell instead of rent.
