Hey all,

Trying to get a better understanding on how many rely heavily on contractor work compared to learning and doing it yourself?  suggestions on particular areas of a rehab project to learn to gain a monetary advantage compared to just always letting a contractor take care of. Attempting to find that blend of DIY vs just hiring to avoid headaches. Any advice would be appreciated

Hi everybody,

Very new to learning real estate and always thought a 20% down payment plus extra funds for renovations was the way to start out but now that I'm learning the various ways to finance, I would love to hear your thoughts and strategies to finding a private lender to work with? Any other tips on the subject would be greatly appreciated, thanks!

Learning the BRRRR strategy and am trying to figure out how to account for the initial time that is being spent on renovations after purchase that could take multiple months to complete and paying the mortgage without a tenant. Should 3-5 months of the mortgage be saved before the project for that initial vacancy? I don't see an option for that in the calculator. What's the general rule of thumb on this particular temporary expense?

Thank you Kiera, I will reach out and begin networking. Would contacting a realtor at this point be Pointless as I’m still at least a year out?

Wife and I are planning to begin our real estate investing next year as we want to tackle all of our student loan and car debt before beginning. How can we best utilize this idle time to avoid some of the errors and headaches that newbies encounter? We have started reading books and listening to podcasts to gain general knowledge. Our plan right now is buy and hold with BRRRR mindset. Any other tips out there? Planning to invest in my local market in the Kitsap County area in Washington, thanks!

That's good to hear! I see opportunities out here but need to sit and analyze as many deals to really get a grasp on the market. Anybody you'd recommend speak to (realtors, lenders, mentors) in the area that work with investors or just somebody to speak with to gain knowledge?
