Hi Ana, welcome to BP! Its definitely tuff to find any cash flowing properties in the Tampa Bay  area, I recently posted in the forum looking for areas outside of Tampa Bay to invest and got some really great feed back. I'm now researching Indiana and Michigan markets. Cash flow is still tuff to find but seems good for flips still if u can actually lock down a deal

 Thanks Patrick! Yea I know Michigan is tough to invest in without knowing the area. I will reach it for sure. Maybe we can talk sometime soon and I can get some advice on good areas to research if you don't mind. Thanks again!

Sub 100K flips are difficult to find. Your best bet will be in small to medium size markets in the midwest and east coast (for example Illinois, Indiana, Ohio, Wisconsin). I live in Arizona but I'm doing deals in Wisconsin and Illinois and can make the numbers work there as rentals or flips. I used to do full-blown HGTV-style rehabs on all my properties to maximize profit. But you don't have to do that with the current market conditions. Buyers are content with a move-in ready home that has fresh paint, flooring and appliances. So for now I'm focused strictly on lipstick on a pig-type rehabs because of low inventory, scarce labor and high material costs.

 im in Indy......you can buy under 100K (its getting slimmer but its still possible).......and the best part.....most of the properties at that price point can either be a flip or a rental.......

Hey @Michael K Gallagher Thanks for the reply! That's great info, I will do some research on those areas. I'm gonna be doing lots of homework for a while before getting into and area, then create a team. I'm actually pretty excited about this new journey!

So where are Investors flipping these days to find distressed properties under $100K? I'm in the Tampa Bay market and its near impossible to find anything under $100K. I'm willing to fish anywhere in Florida or anywhere in the country. Your thoughts and experiences please?

That is great advice J, Thanks so much for your incite, It mean a lot coming from you! I am in the middle of reading your flipping book for the 3rd time, still highlighting and taking notes. I have a private money lender that I recently secured and currently searching for a good deal so I will be doing my first flip shortly in the Tampa Bay area. Thanks again :-)
