Lori,

There are all kind of ways to finance a property like this. What ever you decide don't give up control of your 80k. I have been running a small motel for the last 20 years and what it has given me is the freedom to pursue other opportunity's. I own all of my debt and am helping others do the same. if you would like lets connect and I will give you some ideas.

Greg, I have this question into are CPA. Apparently there is a ruling in the IRS code that allows owners of golf courses to depreciate dirt. What is really crazy is he is saying he would not have to recapture his depreciation.

I am working with a golf course owner that wants to do a sale lease back and is telling me he has depreciated the the dirt and when he sells it he does not have to recapture his deprecation and the new owner can start the deprecation all over again


Sounds to good to be true?

Mike Jacobson,

Thanks for keeping us updated. I passed on the DST in 2019 and had a failed 1031 so I got my cash in the best year that I could have hoped for. My motel was down about 60 percent in 2020 and that helped but it is never fun to right that check to my partner that never did a thing. THE GOVERMENT. The rest of the cash is sitting in a Whole life insurance policy growing every day waiting for the next opportunity.

Do not be afraid to ask for more owner financing. You will never know until you ask. You are trying to solve there problem.

The best way to come up with the 100k is the current owner especially if it needs work. I would not be afraid to ask for 200k. Then verify there numbers for the last three years. I do not know of any hospitality  property's that has not taken  a hit last year.
