Walk into the other property's and start a conversation with them. I mean ask. Who no's maybe you will get all the market updates you need. Try and work with them.

I would start with owner financing for a deal like yours. He does not want that kind of capital gain.

I run a small motel and thought about trying to run it contactless and have looked at other property's doing it and think if you want to invest in passive real-estate pick a another class. A motel is a business and needs people to help when things go wrong.

I recently stayed on a Disney property where we checked in contactless with there App. but when we needed something they had a full staff to take care of us.

Just something for you to think about is if your father in-law has to go into a skilled nursing home and can not pay for it they will come for that property. Have a llc purchase it and pay cash for a discount. Just my to cents

we have owned a Motel and run it as an owner/operator for the last twenty years. Its a business more that just real estate it has its draw backs at times but it got me out of the rat race from working for someone else so I thought. I just end up working for a banker that does not know anything about running a motel. There are so many benefits to owning a business than there are just for investors. You can right off a percentage of the purchase early deprecating half the cost of the business and the list goes on. One thing I think about all the time is I have a single family home that I rent out for a thousand dollars a month with a value today of 200k today and I get the same rent for a 300sq ft room at the motel. The biggest thing I have learned is how to become my own banker.

There are many ways to fiancé a property and if I were you I would study all of them before I asked a government banker.

Afina and I are looking for assistance in ascertaining how to go about getting US addresses to conduct business in the US.For example, if we want to invest in Real Estate, we need a US address that will potentially allow us to open and operate Bank Accounts and receive Mails etc.I have heard of places like Nevada  trust and Delaware that do something similar. If you have any ideas to connect us with people involved in House Flipping, please let me know.

The one thing to be careful about a motel.  The business part of the sale can not be exchanged. Talk with a qualified intermediary  and your CPA along way so you don't have a surprise with your tax bill.
