I have posted my ad on Craigslist but I was also wondering if it's worthwhile to post in the penny saver and newspaper just to reach different clientele . Any experiences out there?

Thanks @Colin Smith, I definitely do have that other side cautioning me too, but I listen to these podcasts and read blogs about people hitting 50 units in 5 years 95 units in 5 years and they didn't know jack lol. I'm reading and learning nonstop and I don't know how the heck they do it.

My wife and I are in the process of closing on our first duplex that we will be house hacking, while this closes I find myself constantly thinking about how to get our next deal. I hear of so many investors acquiring properties on a quick basis and I just want to see if 

A. How to move the fastest towards a second deal?

B. Should I just slow down?

I would just like to know that I was making the best use of time so I don't end up thinking man I shouldn't have been so slow.

Im looking for an FHA lender near Pittsburgh and I find a lot of websites offering FHA programs but they aren't companies I know, how can I evaluate these companies when all I see are mixed (very mixed) or no reviews at all online?

I'm also new and going to look at several houses this week (which is why I searched this topic) You guys almost make it sound like you dont need to go into the house to assess repairs that will be needed. Is there something I am missing? I'm not being smart either it just seems like on both of your posts your not that interested in walking through the property until you want to make an offer. Experience aside, I can only afford one investment at the moment and I want to make sure I start with the best possible property. Please teach me your ways :)

@Ken Gurta thanks brother, I had basically been doing the same thing over the past three years but I still had those few that weren't going away one of which I had actually paid. But I think your right it had gotten to the point where the new good is outweighing the old bad and in another 2 years it will be all good.

Yea me and my wife were pre approved anyways, so I'm Doing good enough anyways, plus I did my research and know that mostly any credit repair business at best does things you can do yourself and at worst will make things worse or just cost you a bunch of money that you didn't need to spend. Thanks @Steve Vaughan and @Sergio Garcia For legitimate concern and not sales pitches

thanks @Leon D. I wasn't getting much help on this thread so I dug in for more research. I'm pretty sure what I'm talking about is illegal unless you notify the lender and they set the money for repairs in escrow to pay contractors. Does that sound about right ?

Btw I'm really leaning towards just negotiating a better price at this point anyways but I like to learn as much as possible.

Let's say hypothetically I was interested in a home that I knew needed some upgrades to maximize rents. If I can qualify for a 100,000 and the house is listed for 90000 can I make a deal with the seller to pay him the full 100,000 I can get but he returns $10,000 cash that will be used for drywall paint carpets and other non essential upgrades?

Is this possible/legal or commonly done and I'm just stupid?

thanks @Steve Vaughan and @Sergio Garcia. But a lot of precious advice I received stated that it is financially unwise to just simply pay them because the account goes back to a brand new 7 year clock out of my 5 accounts in negative I have 2 accounts 6 yr 6 month (both must be removed by law by August this year) , and 3 accounts that are 4+ years, Is it wise to renew this debt when they can no longer legally collect without first getting an agreement that they would stop reporting.
