How are you.

It is not FNMA/Freddie tightening the LTV during COVID-19 , it is the portfolio local and regional lenders to protect the residential lending LTV's. Which are typically 75% LTV, now you are seeing 65-70% LT. But recently we have identified programs still going up to 75% LTV on cash out refinance or purchase up to 80% LTV based on the Debt Service Ratio, Credit and Debt Leverage. (No Tax Returns) with bank statement reserves, The amortization are at 30 years and gives some great options at 5/1, 7/1./ 10/1 ARM or Fully 30 year amortized loans. Hope that helps.
