Mine was a good friend and was my realtor however if I was starting fresh and didn't have that relationship already I would say look around at lots of brokers and ask lots of questions. In general about the business it's a tough one. Be prepared to put in lots of work and disappointment. Be prepared for others doing lots of questionable things ethically. But like anything if you put in the work and keep at it the rewards will come.

Yep sounds like a comprehensive plan map. Another tip. If you determine your good to go to convert. Call the building inspector before you pull a permit and ask to do a visit before hand to go over your plans. You might have to pay them a small fee to do it but it can be very beneficial.

When I was an agent I worked for a small independent broker. Got a 75% cut. No fees. Had to pay my MLS dues, ce, and liability. Worked well for me because I did it very part time.

Git rid. No leaks and it's probably not code for wood.

I have a question and some food for thought. We're the tenants acting all wishy washy during the application process up to this point? I've found that it's a red flag for future trouble.
