If it were me, I might try refinishing them first. I've never done it personally, but talking to folks that have, it seems like it would be around the same price to refinish them versus putting down laminate or vinyl plank (especially factoring in install labor). Having legitimate hardwoods that look nice could potentially fetch a little more in rent for the time being. Then if they get to a point in the future where they are unredeemable, you can put something new over them.
