As a lender at a mortgage company, I would say find a mortgage company in your area with a good reputation. Not all pre-approval letters are the same and experienced realtors know this. You want to bring a pre-approval letter to your realtor that they know was issued only after reviewing your credit, assets and income. That'll go a long way!

Yes, I agree with Muhammad. I always recommend talking with a professional when it comes to any legal issues. Maybe you can learn a few things about the process as well. That way you are ready and confident for your 2nd LLC when the time comes. Best of luck!

No one has a crystal ball on what exactly the market will do but since you live in this house and do not enjoy it anymore then it seems you want to sell it. You have put some time and money into making it better which is a good thing. Potential buyers will want to see that. Best of luck with everything!

I would be hesitant on getting your 1st property in North Fairmount. Even though the numbers most likely look really good. I would look for a better neighborhood for your first property. That way you can build a team and get more experience with investing in the Cincinnati area. The cash flow numbers will not be as good but you will most likely have less headache and trouble on resale. I would also talk to a property manager in the area to get their thoughts on North Fairmount. Let me know if you need any contacts!

What type of commercial building would it be for? I know some 1-4 unit inspectors that have done a 16 unit apartment complex for me. Pricing that out can be tricky though.

These are great spots Alvin! Love the Silverton/Deer Park area. There is a lot going on there and surrounded by areas that are great as well. Kennedy Heights can be added to that in due time. It is a bit rougher than both but will definitely benefit from their progress since they are soooo close to each other.

I have 2 that are probably deep sleepers but I see great potential.

1. College Hill - New construction of apartment buildings with retail on the 1st floor. Already a brewery and some restaurants there. Rumors of a "Sleepy Bee" going in there as well. Love when brunch places open up in a certain area.

2. Mt. Auburn - Snug in-between the 2 best hospitals in the Cincinnati area (Christ Hospital and Children's Hospital) and very close to Downtown. Potential for short and medium term rentals for the travel nurses and anyone looking to stay close to Downtown and I-71.

 I would do this as well. The $1900 for potential rent with $1100 mortgage/taxes/insurance is nice, especially since this is a single family home and tenants will take on ALL utilities.

Congrats on taking that first step into Real Estate investing! Definitely figure out when there are meetups in your area. There are a few here in Cincinnati that you can start going to. I think one meets at Madtree in the Oakley area. Start building a team that can assist you moving forward as well (Realtor, contractors, PM, financing, etc.) Best of luck with everything and do not hesitate to reach out!
