Northside is a great addition as well. @Dave Spooner

I would add Kennedy Heights to the deer park/Silverton mixture. It has a little rougher streets but great location snug between some great areas.

I am a BIG fan of that College Hill selection. Sleep Bee just opened up there and that is one of my favorite brunch spots. There are only 3 other locations(Downtown, Blue Ash, and Oakley) Sleepy Bee knows the up and coming areas. All of those areas are fantastic.

This all depends on the communication between your agent and the listing agent. It is quite easy to relay a couple different options to the listing agent and figure out what best suits the seller to write up. Communication and dialogue is key here.

Perhaps finding a trusted PM that has been around for awhile that have built a big contact list of other PM's. They should be more than happy to point you in the right direction for what you are looking for. I will ask a PM that I refer to my clients, to see they if they of a great PM that works with 50-150 unit properties.

Yea I would recommend not to take on sooo much at the beginning. Connect with an agent and contractor, taking baby steps on the first property. Prior to your first deal you should be asking them an abundance of questions on specific areas and different asset classes to figure out how you should begin your journey in real estate. Who knows, you may pivot your initial strategy for the first property and tackle the tougher strategy as you build your experience. Leverage others knowledge within the market you want to be in and go from there. Best of luck!

Make sure you are getting a closer look on these properties as well. The pictures from the listing can be VERY deceiving on the actual quality of the home. Especially on a fix and flip SFR. Have a realtor go there and take a video for you and get their feedback on the property as well. Best of luck!

It is all about looking at the tradeoff here. I agree with Mason on adding another headache factor. Owners already have enough on their plate and this would just be adding to it. Unless you will increase income by a bit and it makes it worth it but that is up to your judgement. 

This shouldn't be a deal breaker for raising rents if there are comps in the area that justify the raising without internet .

A lot of factors to look into. Is the $360k an ARV? Where does that number come from?

In my opinion, you want to be ready for multiple different scenarios buying in this environment. Make sure it makes sense on a long/short term rental stand point, rather than just a flip, if you are concerned with what the future holds. This will put you in a better position when dealing with external factors that you have no control over. I hope this helps! Best of luck with everything:)
