Hey Derek, while I agree with most of the replies so far about doing it yourself...  One thing Ive learned AFTER doing it myself is time is money.  If you really think once your first couple tries spending time listing, showing, and then trusting your gut along with a couple books you read is going to be a magical combination, do it.  Its not that easy unfortunately.

I use a combination of PM companies and my own efforts depending on the areas.  I have a few states I rent in.  Use all the resources you have, including the PM's perspectives, leases, processes, etc.  Vet from there and come up with your own formula.  Don't go out prematurely thinking you'll know the best bet based off of reading a book or some forums

Warren above says...

This is very true, and?...

Hey Peter, to elaborate to the few who had questions here... It sounds like the "Realtor"  has a management company that performs a few different services including simply searching for tenants, drafting a lease, and then handing it back over to the owner to manage.  You are paying a finders fee basically.

This is fine.  Over here in my state, you simply pay the "Realtor" a portion of the first months rent.  For example, it could be half of the first month or one full month for a signed year lease.  From there you handle everything, but have the advantage to defer back to them if you need help or advice for a fee.

This inst a turnoff to potential tenants that are going to be any good, and an advantage to you because the management company will already have vetting procedures, background check in place, etc. to get you a good tenant.

There are other methods of house hacking. When a unit became vacant in my 4-family, I moved in and refreshed the place, while living for free. When a unit became vacant in another of my buildings, I moved there and rented out the other (at a higher rent rate.) It was a crazy year for me, I moved 5 times. Each with the same intention: improve the place and live for free. My mileage expense checks (allowed by the tax code at 57.5 cents/mile) became my grocery money.  House hacking means having rental income to pay expenses and reduce one's cost of living.

 Pretty cool idea and delivery.

Why would you rent out without their SSN?  Is this a common practice over there, or...  Just wondering.  Ive wondered how some individuals without a SSN get places and why the landlords would accept.
