We only lend on Non-Owner Occupied Properties
Borrower must have prior investment property experience
Experience: Borrower must have previously purchased at least 2 investment properties.
Liquidity: Cash to fund their equity requirement.
Minimum FICO 620.
Minimum Net Worth: $150,000.
We will evaluate substantial credit issues, foreclosures/short sales.
Borrower is free of significant open judgments and pending litigation.

If at any point you look for debt financing for these builds please feel free to reach out. We have relationships with several lenders that love multi Family lending. 

A few questions... 

Do you have the deals under contract? If so you may try to wholesale one of them to another investor to pick up some of your money for another deal. 

If that is not an options try friends and family with an open mind. The reasoning behind them giving you money would be an equity stake in the deal (this is assuming your flipping a house).

We fund $10M+ development projects worldwide!!

We offer 95%-97% financing for $10 million to $11+ billion development projects world wide (hospitals, hotels, skyscrapers ext). This is NOT EB5.

Requirements Include:

-Business plan

-Proof of funds for the 5%-3%

-Job creation and improvement of local economy,

-Proof of control of asset to be developed.

This is done through the creation and monetization of Bank Guarantees. BG can only be used for projects that create jobs and or improve infrastructure. Hence the development projects scope. They take 90-120 days to monetize.

I have been in the loan business for over 10 years. EB5 IS a option in development project financing. You want to make sure the person your dealing with has a track record of closing EB5. Knowing how and being able to deliver are two VERY different things. As a side note you might want to check into BG (bank guaranty) monetization as a different option. Each have there strengths and weaknesses to consider.
