this helps thanks guys.

I am looking at ordering Bobs 1K package that is said to show you how to setup trusts and corps in the best legal way possible. I wanted to know what anyone's experiance has been with this program. If you have a better suggestion please do not hesitate to mention it. I am in NC  and will be investing in Chicago Baltimore and Ohio if that helps any.

I would start looking into turnkey property companies. I would start my search checking out reviews at http://turnkey-reviews.com/. Good luck. 

1. Do you hire out a cleaning crew or get the job done yourself?

-That would depend on the scope of work. The bigger the job the more likely I am to hire outside help. 

2. What types of cleaning jobs would you hire a cleaning crew for?

-Removal of items left behind by tenant.

-General maintenance of grounds and home while vacant. 

3. How often do you hire a cleaning crew?

-At this point I don't but will be increasing my portfolio. I can see myself needing one in the near future. 

4. What is the most you would be willing to pay and what's the least?

-That depends on both scope of work and turn around time.

5. Do you have a time frame expectation for getting the job done?

-I would expect turn around time to be no longer then 48 hours.

The two things that come to mind is "bird dogging" and whole selling homes. To and for investors. It will give you both the experience needed (with things you might not have thought of yourself). And some cash you can reinvest into your startup.

I would visit your local REIA meetings and see who could use a "bird dog". That way you cant learn from someone truly doing flips and get some income you can eventually use for your own flips (bird dogging dose not pay very well).
