As a marketing coach in my prior life I would have to add a few things. First make the call to action clear and give a good reason THEY would want to fallow through (remember all most people really care about is what's in it for them). Second while making what you want done clear you must strike a balance between giving enough options and not overwhelming the prospect. Just because you are a phone person dose not mean that the person reading the piece prefers them over lets say email or (I know I am going back in time) snail mail. I would give at the very least a phone number and a direct link to a contact form on your website and or an email address (you want to get as much info while still making it easy to do) . Hope this helps.

 Agreed. The loan types that come to mind all fall under non traditional or commercial lending.  The one specific type that comes to mind is cross calatoreization also known as portfolio lending. The amount lent would depend on things such as improvements to the lots (paved roads and such) and the state in which the mfh/trailer are kept.

 you should write a 1-2 paragraph executive summary on the deal giving the vital details only, including what you are bringing to the deal, who you are, your experience, the #s on the deal and why this is a good deal. 

If you are contacting someone that tells you they are a hard money lender or private lender and they ask for a 1003... run , run fast. 99.999% of them are mortgage brokers that do home loans and they dont realize a 1003 doesnt tell you what a lender that does hard money or private money is looking for to make a decision

 Agree again 1003 are for traditional lending purposes. 

Yes u can I would check out the HUD housing website. They sell homes for as little as a few thousand.

Note: They operate through a blind bid system you can place bids through authorized real estate brokers and agents.

I must add that for most loans a completed 1003 and pictures gives me most of what I need.

 Agree with statement above. As a loan officer unless I asked for it OR you are requesting non traditional funding (hard money) this type of paperwork is not usually needed for a purchase of one single family. Now if your looking at non traditional lending, have maxed out with your bank and are looking for your 5th loan ( they usually stop at 4)  or are doing something like a portfolio lending scenario that would be a different story.  I have to add that in most cases a completed 1003 and a load of pictures will tell me most of what I need to know. There is of course things like credit checks and inspections that still need to be done. Please feel free to contact me with any questions.

As a loan officer I can say that a loan officer that dose not get back to you is a loan officer you DON'T want to work with. I make it a point contact everyone who calls me. If not by phone then by email (If I have it. Most of the apps have a spot for email). Ignoring a client or potential client is never an option. A loan officer that takes his time responding will take his time contacting underwriting and the like (not good).

 The one thing I would add to this is ASK QUESTIONS. No reason to learn from just your mistakes when you can learn quicker by not doing things others have already done and failed doing.
