So you want to add a clause in the lease requiring the tenant to follow state law as well as unenforceable clauses like "handled safely at all times".  I'm not the most experienced guy here but I know enough o know you should not puff your lease up with a bunch of fluff that you cannot regulate or enforce.  A simple "No illegal activities" covers all of it.

Shoot you straight?  Every municipality is different.  Period

You can get good paint or cheap paint.  Its one or the other.

I've never heard of a "move in fee".  Is that even legal?  Ethical?

Step one, identify the smell.

So you have a rock driveway and the trailer will not be damaging the landscaping?  He is in fabrication so the trailer probably is a part of his job or business?  Personally, if its not doing damage and it produces income for the tenant I would not have a problem allowing that trailer.  You have to remember that tenants aren't going to live exactly how you live.  What you consider an eyesore he might consider a point of pride in that he owns an income producing asset. 

Not saying either is right or wrong but any two people are going to have widely varying perspectives. Bottom line for me would be it doesn't violate city code, damage grass, violate HOA and presents no hazard I would try to look beyond "I don't like it" I have tenants that do things I don't like but that doesn't mean they should not do them.

Tenant closing room doors not allowing air to circulate.  For an A\C to work a house must be able to breathe.  The cold air pumped into every room has to be able to recirculate back to the air handler.  I can close one door in my house that separates the livingg areas from the bedrooms and I can tell the difference in an huor.
