Tolani Onigbanjo I have used Bobby Cozzarelli for my belleville house for my architect. Tell him I sent you. He's a smart and really nice guy. He's been in the business over a decade. As far as 203k contractors, I'd recommend asking your mortgage guy as they typically would have a guy they work with.

Jamal Barnwell id be happy to help. Honestly, in bloomfield it would be more difficult for a 3-4 family home depending on how willing you are to pay higher prices but east orange shouldn't be too difficult. Regardless, have you already been preapproved or do you need help in that as well? I know the areas very well as I am from belleville, have friends in bloomfield and east orange, and used to live on the border of east orange and bloomfield at the parkway lofts.

Nicholas Sheridan, Jr. id recommend from experience so you have more to invest in the future is to do fha. The pmi is probably your biggest negative but it's worth it when you can use that other money elsewhere. Plus, when you buy the house, typically there are small changes you wanna do so you'll be able to do them. Where are you looking to buy and are you preapproved already?

@Gina C. Honestly, never heard of Gelt Financial. Are they nationwide? I would recommend going to one that is closing to home sometimes. Although they aren't closer to home, I've heard good things from another local flipper, I am currently working with LendingHome (I will let you know how that goes), but some good ones I've been told about were Alpha Funding (Never heard about them not closing on a deal), Rehab Financial Group, Infinity Capital Finance, and Ashmore Partners just to name a few.

@Miguel Sanchez Okay gotcha. Well, in that case, it all ended well and everything happens for a reason. I mean, I had a tenant who on paper did not look like a good candidate but from her personality and her income, I could not see why she wouldn't be. She literally scored a 0 in the credit check with a 620 credit score and a 4500 a month income. Something did not add up and I went with my gut and let her in. Of course, from all the things that popped up, she admitted to before I did the check and she was actually surprised with a few things and even her past 3 landlords vouched for her so I was confused. I know I am not telling the best story and she seems like a nightmare, but she has been great. She pays on the 1st of the month bright and early in the morning every month for the past 6 months so I can't complain.
