We are doing a private educational road trip to one of our properties that was closed in 2016. We created 5m in value and cash out 117% of our investment within 12 months of operation. We will open the books on how we did it, the type of rehabs and our execution strategy. We have a few more spots left for any passive investors to join us.

Wow, didn't expect the number of responses for this Webinar. Btw, who wants to the usual personal income taxes when you can use legal methods that are given by the IRS to incentivize Multifamily investors.

@Shawn Lowery Thanks for the compliment. When we see this type of deep value add, we will evaluate the existing tenant base to determine the projected occupancy rate. In this case, we knew that the tenant base is bad so we told our investors that we expect the physical occupancy to dip below 90% for 6-12 months. So we set the expectation to our investor base. On our proforma, we projected a 15% vacancy and recover to 10% in Year 2 onwards. We were able to be up to 10% in 6 months as we were aggressively working hard.  What we learned first hand on the tenant base is there will be many bad tenants skipping at the middle of the nights, there will be high bad debts and prepare to put a tough manager to handle evictions. All of that happened as expected in the first 3 months after the takeover.

@Andrey Mitrofanov  it depends on how a syndicator structure their deal.  Some syndicators are fee based and some are cash flow profit split based.  PM me for the details as this is a long explaination. Yes investors maintain their equity even after refinance in this case.  Yes they is a voting process to decide on sell/refinance decisions .  Their voting rights are based on their contributions.
