Hey Kenneth,

I will be honest first and say I don't have advice for you. I am a newbie who is looking to buy my first single family home. I saw this post and am really hoping somebody would respond.

Just to be sure, do you intend to have both a family and caretaker living in the house simultaneously? Do you think the family would be comfortable with that? I don't know what the house looks like but I would want to make sure you could mitigate conflicts.

My other question is about comps. Are there other houses in the area that are similar and selling for $358K? I've been browsing the MLS in Connecticut for about 3 weeks now and haven't found a large disparity such as your situation.

What do people generally think of a property when they see that it has been on the market for 100 days? 200 days? Or more?

I think about this in two ways. First, I think this seller is probably desperate at this point and I can get a bargain deal. But then I think that if nobody has already purchased this deal, there must be something wrong with it.

I'm finding these properties on the MLS if that makes a difference.

Melissa Gittens William Collins Thanks for the advice! My gf and I are currently looking for those opportunities in the Manchester/E. Hartford/Glastonbury region. It makes our commute far easier than living in W Hartford. My only question is what is a B to A area?

Thanks Michael! That definitely does make sense. I was already getting the notion that SFH are not good investment options here. Taxes are just too damn high!

Anyway, good call on getting financing setup early. Any lenders you would recommend? I will likely do a conventional mortgage with 5% down

Hello,

I've just moved to the Hartford, CT area and am looking to begin investing in real estate. With rent so high, it makes more sense to purchase a house even with insurance, taxes, and other maintenance/upgrade expenses.

I would prefer to find a duplex so that I can live in one half and rent the other. However, it seems those deals are tough to find. So, if I look at single family homes, I would want to buy a fixer-upper and remodel it to increase the home value. Then, in a year or so, rent it out and move to a different home. 

Is it that simple or are there other strategies I should consider?
