I recommend every person reads the the book "The Richest Man in Babylon" by George Clason. It will teach personal finance, saving, investing and getting to work making money instead of sitting around. Very motivational in my opinion.

Not sure the size of the trailer. I heat a 1000 sq. foot house old farm house with a propane 30,000 BTU vent-less heater. I approximate it uses about $250 dollars in propane each winter. Close to $60 a month. I live in upper mid IL and the winters can be cold here also. I feel its the best 300 dollar investment I could have made. Hope this helps.

This guy does a lot on the north side. Very good at his job. Good luck

Something I just found out, you might want to check on. In Illinois you have to have a real estate broker sponsor you, to get your license. The local broker here wants $1500 a year for MLS access and Insurance. They also want a percentage of the profits you make in your business. I understand there are brokers who don't have these charges, so I would recommend due diligent s, while working out your business plan. Hope this information helps.

I think there called MLP's or Master Limited Partnerships.

Post: seller late on taxes

Hello BP :) I'm currently working on my first deal. I just called the County clerks office to verify the yearly taxes on the duplex I'm interested in buying. She informed me the seller is late on first installment of taxes and the second installment is due next week.

Should I be concerned with this and what possible ways could I use this to my advantage in negotiations.

I understand the seller is going through a divorce and is selling multiple properties. Not sure what to make of this.

Any ideas or suggestions would be much appreciated. Thanks in advance.

Politicians wanting more money, and mad they didn't get enough, who would of thought that possible?

Politicians putting up a facade, to make them look like they have the voters best interest in mind. I can't even imagine something like that happening. I mean really that's never happened before, right?

Lazy people trying to bypass hard work and experience, by spending money for the easy solutions to their life's problems. No way, could never happen in America, right?

Reading articles like this make me discouraged to be human sometimes, Heck I'm discouraged I would even waste my time reading this article and thus proving I'm just another stupid person on the planet earth who had nothing better to do, than respond with this stupid reply.

I'd be deterred by a barking dog. The noise would be my concern not the breed of the dog.
