Additionally, I lived down the street from an elementary school for several years, when the school was in lock down, I was not able to reach my house until the lockdown was lifted.

What's the etiquette for searching multiple areas (different states) for investment opportunities with relation to realtors? Should I not be looking in multiple areas? Is it bad etiquette?

Another question I have - not calculator related, is if I have 2 areas I'm interested in, am I breaking professional norms by having a realtor in each area?

I see that the property price is almost 200k and your cash flow is 1200. A good "Sniff test" to always hold before analyzing is if it is at least 1%. So rent is at least 1% of the property price (Property 200k, rent should be at least 2000). Hope this helps!


 I'm using estimates from rental calculators to find that number. is this a general rule?

Every time I calculate a rental, it comes back with negative cash flow, Am I doing something wrong?
