@Aaron Breckenridge Did you have to open up walls to install the ducts and returns? How invasive was it? How long did the retrofit take?

I don't know enough about LegalZoom to give you a credible answer. I would definitely see what it takes to DIY to give you an idea of what you would be paying LegalZoom for. In GA, its $50 and few online forms to setup an LLC, and can be done in minutes on the Secretary of State website.

I would first go into the CA Secretary of State website and see what they charge to do it yourself online, what the process looks like, and what documentation is needed. I believe CA has some pretty stringent annual reporting requirements, so it really depends on your comfort with DIY.

Or have ChatGPT create the lease for you, then pay an attorney to review it.

Best bet is to hire a real-estate focused attorney in BUF to draft a lease for you. They likely have some templates to jump-start that process. Or grab something of BP or Legalzoom, then run it through a local attorney.

Jake: What part of Dayton is the property located in? You said "Yaphank" above, but I don't recognize that name.

I see you are in Austin. If you are using a local PM in Buffalo, they should have a lease you can use.

Why all zeros on the fixed expenses? You should be estimating those and including in your worksheet.
