Hi Steve

Thank you for the opportunity this morning.  As mentioned, the standard ~ out of the box reno/flip loan program is priced at 13.99%.  Points are relative to the risk associated with each project because of its effect on the overall yield to both SRC and our customer.

For example, if you were to flip or wholesale a property in 2-3 months vs. 4 and the fee is 6% your cost of capital is drastically higher ~ so then is our yield.  And so we prefer to price every opportunity relative to the project profile.  

Do you think most lenders will discount a fee/point if a customer sells a property prior to maturity thus reducing the cost of capital?

Thank you for the input/advice. It's much appreciated and will be weighed heavily.  It would indeed be prudent to offer a cash price. In this case we would covert the sale only to 75,000.00

Thank you for the insight Vince.  We've considered this approach so that an individual has some cash consideration.  Currently, we provide the opportunity after an initial scrub so that the lead is "warmer" and then split the profit 50-50.  Its worked out well however the lead inventory continues to rise and so locating folks that understand the economics in lead generation (the cost between generation and profit) can be a hurdle.  Much appreciated.
