Ramon I agree. It might be naive but if im willing to leave my area and do the proper due diligence the rest of the country is open. Just depends on the market, the team, and the return.

Don't get me wrong I would love to invest in my backyard but with my current skill set I don't see it happening.

Hi Keith and Wendell, thanks for responding.

Keith, yup I am from California. I am just looking for a market to call home to build a portfolio.

Wendell, Maybe its not the best reason but I have a friend who lives in the Cleveland area who I was hoping could keep an eye on things if I bought in cleveland. I am not sold on any one market at this point. I Just want to make the connections in a market were they might have my best interests in mind. If you have connections in the Cincinnati market and would be willing to pass them along it would be appreciated.

I have been in contact with James Wise and he has me set up to receive properties in areas he works in.

I was really hoping the tax assessor would be able to give me the address the tax payer was using.

I found a house a few years back while Driving for dollars. It was totally overgrown and appears to be vacant.

I have been trying to get in touch with the owner since i found it.

This is what I have done.

- Mailed either postcards or letters about every quarter for the 1st year then every once in a while. I got most of them back if not all.

- Skip trace with no info found other then the name I already had. No additional address.

- Had the local tax assessor try and get me the name or address of the person paying the taxes. Property taxes are up to date.

- Mailed all the neighbors immediately around the property. No response.

So I am looking for suggestions to further my search. Its an off market property that would possibly make a great flip.

If you have a suggestion I am open to listen.

Jon great point about not putting more then 10 % into any one deal. This would have been much more then 10%!

This is why BP is so great, I asked one question and got some great advise as well.

Hello BP

I thought I would tap the wisdom of BP to get my question answered.

If I want to invest in a syndication deal but don't have the total amount needed in my IRA can I supplement it with funds from savings?

I am just curious if anyone has had any experience (good or bad) with a property management company called Emerald Property management?

They are located in NE Ft. Worth Texas.
