It has a brand new roof, ac/heat system. There’s no foundation issues. Some water stains, maybe some electrical issues from rats in the attic chewing. Cracked paint and wood rot around the top of the house. Nothing huge A LOT of cosmetic. But I’m told by a lender and a real estate agent that it won’t pass.

My dad is selling my parents house, which would be a good investment property to rehab. He just wants the cash and to be done with it. We want to buy it and do a live in flip, but it won’t pass inspection. Could we do a 203 loan, construction loan? How long would a private lender or hard money lender give us before they’d want a return? We’d like to live there a few years and take our time. Best options??? It would appraise somewhere around 190k and he will let it go for 150k. He owns 50k. He just wants the 100k and be done with it.

How can I be beneficial to you with no money to put down on a deal? 2 things I can think of..I can and will find a good deal you are interested in and I can give you my time to do anything you need me too regarding the deal.

Also I am looking for any way possible to learn as much as I can regarding property management/contractor management. I read a lot, but I also need to learn doing some hands on type of things.

I am located in Arlington, but am willing too drive for a great learning opportunity!! I need to get my finances in order before I purchase my first investment so right now I am trying to learn, absorb all I can! Make wonderful contacts along the way!!

I said I was going to house hack for my first deal, now I’m thinking buy a house to put us in while our kiddo goes through high school, we currently rent, and then refinance, use that money to purchase first rental property..!!! So many choices I love it, but all these ideas in my head are slowing my progress down I think.

Where ever we move next we need to be there for at least 4 years while our kid goes through high school. Suggestions?!?!
