My apartment lease ends at the end of September 2018 and I want to begin thinking like an investor. I keep hearing that the best thing to do is house hack. My credit is good but I don’t have enough saved to purchase a home yet. Should I continue to live in apartments until I can afford the down payment on my own or should I take out a loan for the 20% down payment and begin house-hacking? If you were 23 living in a big city and your lease ends in 6 months, what would be your next move in terms of where you would live?

I am looking to get my first deal in wholesaling so I sent out 1,000 postcards to kick off my direct mail marketing campaign. The first call I got was from a woman telling me to take her off my mailing list. The second call was a woman who said "I want $390,000" for her property as soon as I answered the phone. I have zero experience in this and wanted some advice on where to go from here. I made sure to set an appointment to view the property in Atlanta this weekend and I would like to be prepared!

Thank you so much. For some reason, I can't figure out how to open it as an excel file already. I only have the PDF version. 
What should I click on ListSource in order for it to open as an excel file?

Learn how to mail merge to create your own marketing collateral. Yellow letters created a fantastic platform that made sending direct mail easy. They did such a good job that a lot of people jumped on that bandwagon and use the service. You may want to think about that in terms of getting your customers attention with your marketing....ie if they have gotten 10 other letters identical to yours, why would they call YOU?

Hi all! I’m trying to get my first wholesaling deal in Atlanta. I’ve purchased my list from ListSource and I want to use YellowLetters.com for my direct mail marketing campaign. However before I can do that, I have to transfer my list to an excel spreadsheet. That seems like it will take forever transferring that information. Does anyone have suggestions on steps I can take between having my list from ListSource and mailing it out through YellowLetters? Should I get a CRM or is filling out the excel sheet myself the best way to go? Thanks!

As for "on the block" random location bandit sign usage- no idea. Wouldn't hurt to try and if the gig gets blown oh well.
