@Trevor Fritz You should always be analyzing all your deals with care. Even the best wholesalers can send bad deals or incorrectly give ARV. I'd suggest building a strong relationship with an agent who can give you proper after repair values as well as understanding if homes are moving in the market. I'd also suggest finding your own rehab estimates as well after walking through. Never prepay or submit earnest money until you know it's a deal you want. Build a team you trust and partner with experience. Those are great ways to be successfully prevent bad investments.

I'd suggest house hacking on the northside. There are still great deals in avondale / logan square / homboldt. Walk down the blocks during the day, that is quick way to get a feel of the neighborhood. If you have any questions feel free to drop me a message. Would love to answer any and all.

Maciek, there is no rule on how low you can go. The best deals come from strong relationships with asset managers. Schedule some meetings and see what there board typically accepts. Also focus on smaller banks vs large banks. They have less decision makers and you can sometimes speak direct with a president. You can make your offer stronger with either Bulk purchase, All cash purchase, dropping your inspection contingency, and quick closings. Banks tend to take weeks to decide anyway.

Never use zillow or trulia. Their engine doesn't screen comps properly and your estimates can be way over or way under.
