Where is this lean coming from? Which house? Title insurance?

Pay your realtor the money you promised him. Do what you said you would do.   

-Don't speak to tenants anymore.

-Evict them. Use these people.

-Raise the RENTS as much as you can. Do a background check on everyone

-Learn (read) about tenant law before you jump into managing again. It's not super difficult even in California. Tons of info for landlords on this site.

"Hello Neighbor! I just bought this house here at #$%@%@. I'm happy to own in this part of town and want to thank you for parking here and helping with keeping the property look occupied. We will be using our driveway from now on so there is no need to park here anymore.  Thanks for your help in this matter."

We regret to inform you that we have selected another applicant for the rental at XXXXXXX. We will keep your application on file and notify you of any other rentals that may come available.  

Stay AWAY from negative language. Build a good relationship with everyone...

1. Immediately stop all direct communication with tenant directly. You can even send him a text. "I will no longer be responding to request directly. Please state your concern to the property manager." NEVER answer a phone call/text again!!!

2. Have your manager communicate directly in writing. Something the effect.  "Great news owner has agreed to allow you out of your lease to find a property that is more suitable. Please let me know when you will be moving out as the owner needs a 30 day notice."  Every time tenant wants a repair that is silly, simply tell your manager to say no

3. If he threatens not to pay and does not pay EVICT! Don't put up with a ****** tenant.  You may pay money for the eviction but peace of mind is worth it. Find a better tenant.

Never depend on the pro forma anyone gives you.

You have to do your own research. Learn to underwrite the market you are buying in. 

Consider this paying for your real estate education.

1. Never go to units unless you absolutly have to. I never get too friendly with my tenants because (See number 2) 

2. Evict the tenant. Give them proper notice 

***3. If your really in the mood, sue the tenant for the dog bite, in my state its wroth about $5k
