I've got access to Owner Finance Duplexes in Indianapolis, and a portfolio of 20 Cash Flowing rentals in a good area of Detroit, and some in Ft Wayne IN

I've worked in this space for a few months.

Jokers.
Pretenders (I am a bank owner, claimed one guy).
Let's figure out how to get paid, then we'll see if the product is real. . .

However, digging through it, we've found real seller reps and real buyer reps with real product. It's a hard find. We've had some that entered the diligence phase, but we've not closed yet.

BP hasn't been helpful to me in this area, but I've not been looking at it.

However, I now have direct access to . . but need a POF, LOI, MFA, SFA, NCND and an eternal covenant for before I tell you. :)

I sold one of mine on a land contract with a 5 year period. If they choose to extend, that's fine, and allowable. If not, they can give it back and I can sell again.

Meanwhile, it's occupied and cash flowing.

I use echosign and have used it for 2 years. It's helps with the virtual side and saves on the faxes/fed exes for signatures. . . It creates the PDF and you can put custom places of initials and other data. Now, they have husband wife feature that will let two signers on the same email account.

The hard part is if your signer wants to fax it back. About 50% of my signers will fax it back without the cover page that Echosign tells them (and I tell them), meaning I never get it.

Other than that, I recommend it. Docusign was a pain to signup with. Echosign was signed up in under 5 minutes and done.

I was an outlook addict, but only for it's email and contact features.

However, after three motherboard crashes in a short amount of time, salvaging the outlook data file meant having to take the hard drive out, put it in a case, and then find the outlook file and setup outlook on another computer.

After doing that too many times, I moved to gmail as my primary inbox.

All my other accounts feed through there.

I have now gotten rid of outlook on all my computers.

Regrets:
* contacts in gmail is a pain. It saves every email address automatically, even if it is a 1x contact, and their new autosave feature is quirky.
* calendar doesn't print useful formats (I have a halfsheet binder that I can't print my calendar for).

What I love most is I can access my email from any internet enabled computer.

I have a VA for

* Audio transcription.
* PDF to Doc conversions.
* Data research to fill in blanks for spreadsheet.
* Translation of documents to 2nd language.
* Setup of virtual events.

I've got a growing list of what I will share with my VA, but slowing adding tasks as I feel comfortable with VA skill level.

I have had some failures and wasted money.

I got one of my accounts placed on hold. There is nothing that you can do about it. If you actually get an answer, I've never gotten one.

Without warning my account was permanently disabled.

I did some searching for other marketers who had been "on hold." The end result is move on with a new account.

Mine was phone verified too, I had been using it for at least 7 years. Recently I had to reverify it, but now it's dead period.

I had to create another account, phone verify it to a new phone. I try only to post 3-4 houses a day with it. . .in the same general area, like the same state.

For a while I was using a great proxy, but now it won't work with the captcha script.

I do have a proxy that works (but it's not free), and I keep the postings in the same state for the account.

CL keeps changing the rules it seems.

I use CL to find buyers. My ads clearly state No agents unless you are the buyer. I keep email address and contact them (every now and then when I have a new house in their area )

But all mine are handyman specials, cash to close, 14 days, and written in such a way that it seems only intelligent investors actually call me.

I've had more success in smaller markets rather than bigger ones. For example, I can't seem to find a buyer in Chicago, but found one in Joplin MO who bought it right away.

Like on other poster above, found some great buyers here on BP. Closing next week.

I use all sorts of marketing:

Direct mail to tired landlords.

CL Real Estate Services.

One of the websites performs well on certain keywords that generates a few leads each week. It would probably catch more if I put an email-optin box on there.

I've got enough that I can handle. . . At times with each direct mail drop, I have more than I can handle.

I've stopped:
Newspapers -- too many tire kickers (how does this work?)
TV - way to expensive for my market in comparison to the converted deals.

Congrats. I can only imagine that running a forum like this can be a full time job, and then some!
