1. Referrals from my network
2. Drive bys
3. Direct Mail
4. Website/SEO
5. Bandit Signs (Just started...well see:)

I believe that energy should be spent building up your power team. Meet with them every once in while, and build and build. Especially the property "scouts"

I find it almost comical now that the gurus all work as one large unit. The one thing they are good at is their marketing. One of them comes out with the latest "secrets", then they all market the heck out of it, and get a commission for their efforts.

So for those real deal investors out there that just so happen to teach what they know.. hats off to you guys. Many of you are here on BP, and your much apprectiated!

I would like to know from experienced investors what types of
marketing approaches you are using, and how much of it. How many deals are in your pipeline that you consider healthy for deals to be made?
Whether you use direct mail, bandit signs, birddogs, whatever.

Whats working for you? Whats not working?

Then we can see perhaps different approaches in certain markets may shed light on efforts being made.

The more information you can share about yourself, the better direction you will get from experienced investors. If you reread Will Barnard's advice, it is very solid.

Caleb, my wife grew up in Hilo, and her parents now live in Kona. We go up for the holidays, and aspire to move there someday.

Tom is right though..that vog has darkened the skys.
