I did buy this property in nov, and rented out in december, The price went up by 40k already and tenant is paying off the mortgage. I may have to pay HOA and repairs from my pocket.

The lease copy was provided to him every time we renewed and first time too. 

@John T. The electricity is off, water is still on. I went to see the home on 8/3 and tenant left the back door open, but I locked the back door. Tenant said he left the key in the kitchen. Tenant is not living in the house. Where should I serve the eviction notice? I do not know where Tenant is living.

Please recommend if you know of affordable junk removal service.

He paid rent for July. I have a security deposit. But every month he pays the rent very late and does not pay late fee.

Hello BP team, need suggestions how to solve, One of my tenant renting 5 for years, was given 60 days notice to vacate the property with lease ending on 8/31. On 8/1 he sent email that he is officially vacating the house on 8/3. Today when i went to take over my house, all his belongings were there. Pet hair flying all over. He took his TV and sofa. Every room is filled with stuff. What can i do at this time? He did not pay rent for this month.

Thanks all for good tips. Will try implementing them. It is only this tenant that has been bothering me ever since he rented 8 months back.

Hello BP friends, My tenant texts 4 or 5 times a month and asks me to fix things. He did an inspection when he came in and wants me to fix all of those issues. Also the issues that he brings are " my kids are threatened by neighbors dogs". "The light is flickering in kids room". Once told me that sprinkers are not working. I have verified in my inspection that sprinklers are working. The plumber says that sprinklers were never turned on. He is available only on wednesday(7am -5pm). Not sure how to handle this? Need advise.
