We’re kicking out both tenants because one unit needs work and we need to live in the other.

Hey guys! Just bought our first house hack and inherited some month to month tenants. Tenants are supposed to be out by the 31st by the notice we gave them. One tenant already asked for an extension till September 30th so she could get the apartment she wanted. We said no because it seemed like it was going create a big headache for us and we have a 60 days to occupy. Our bank did say the 60 day rule wasn’t really enforced though. Did we make the right choice not to give an extension?

Hello, my wife and I are about to close on our first house hack and we’re about to inherit two renters that are on month to month leases that are way below market rent. We have to give a 30 day notice to one or both of them because we have to live in one of the units. One unit also needs some TLC. 
Two questions 

Do we evict one or both?
what’s the best way to give notice? and is it okay to give them more notice than 30 days?

In starting our search we’ve looked at properties that are set up and ready to go as a duplex but are zoned single family. How do you guys navigate these zoning issues? 
These are properties that with minimal work they can be set up for a duplex like places with a mother in law suite.

So we've been in our education phase for quite a while and have been saving up money to purchase our first house hack. Me and my wife have saved a sizeable down payment and have a little money set aside for business emergencies as well. But with mortgage rates the way they are and with inflation high do you guys think its a good time to buy? or just keep holding out and saving? 

Any tips for a first time house hacker?
